Variable Rate Loan

Which Loan type is more suitable to you ?    


Variable rate loans  

The interest rate charged on a variable rate loan may move up or down as it is announced by the lending bank or non-bank lender relative to the interest rate movement in the money market or movements announced by the Reserve bank of Australia. 

 

Pros (Advantages):  

loan repayments required may decrease as the announced interest rates fall,  standard variable rate loans offer flexibility and additional features, such as the ability to make additional loan repayments, redraw facility (make withdrawal from the loan when your accumulated loan repayments are ahead of the required repayments)  allow borrowers to pay off the loan more quickly without any penalty,  borrower may set up offset account facility to save on interest payable on the loan  


Cons (Disadvantages):  

loan repayments required may increase as the announced variable interest rates rise,  

Fixed Rate Loan

 Fixed rate loans

Borrower may fix the loan interest rate for a time period of 1 to 5 years so that the interest rate charged will remain unchanged for the number of years that the interest rate has been fixed.
 

Pros (Advantages):
loan repayments required do not increase if the announced variable interest rates rise,
provide peace of mind for the borrowers with the fixed interest rate remaining unchanged during the time period when the interest rate has been fixed
 

Cons (Disadvantages):
loan repayments do not decrease if the announced variable interest rates fall,
allows only limited extra loan repayments,
penalty may be charged for early repayment of the loan before the fixed interest rate period expires
